The Berkshires at Vinings neighborhood focuses on comfortable, upscale living with a balance of convenience, spacious layouts, and access to recreational amenities like tennis and volleyball courts.

Residents have access to amenities like a tennis court, sand volleyball court, gated access, and apartment features like fireplaces and patios or balconies.

Leasing & Application

Applicants should provide a government-issued photo ID and complete electronic income and identity verification during the application process.
Applying as early as possible is recommended to secure availability and preferred floor plans.
Applications are processed through a third-party screening service that evaluates income, credit, background, and rental history.
The required income is typically 2.5 times the monthly rent, either individually or combined for all leaseholders.
Guarantors can be added for income support if needed, provided they meet income requirements and are not used to override credit or background denials.
Residents are responsible for utilities such as electricity, water, sewer, trash, and pest control, with electricity set up directly through a provider.
The community offers open, unassigned parking for residents.

Prospects can choose from escorted tours, self-guided tours, or live virtual tours depending on availability.

Pet Policy

Berkshires at Vinings is pet-friendly, allowing up to two pets per household with breed restrictions and required pet screening.

The community is pet-friendly with restrictions and fees. There is no weight limit. The following breeds are generally prohibited:

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.

Resident Services

Rent payments are made through the resident portal via the BILT payment system.
A late fee is applied after the grace period, and additional steps may occur if payment is not made promptly.
Residents can choose wired internet services from providers like Xfinity and AT&T.
Partial payments are not accepted.
Deliveries are typically made directly to resident units or designated areas, depending on carrier practices.

Maintenance & Requests

Requests can be submitted through the resident portal, by phone, or in person at the leasing office.

Residents should contact the leasing office immediately for urgent assistance, or emergency services if necessary.

Lockouts and key issues are considered resident responsibilities rather than maintenance requests.

Policies & Compliance

Residents receive renewal offers about 75 days before lease expiration with options available in the resident portal.

A 60-day written notice is required for non-renewal.
Residents must ensure vehicles are operable and registered, with a set timeframe to resolve issues if not.
Residents must not leave trash outside their doors and should follow community disposal guidelines.
Any remaining balance must be paid within a set timeframe after move-out before being sent to collections.
Annual fire safety inspections and routine compliance checks are conducted throughout the community.
